I have been pre-approved after we found a house that we fell in love with. (we were not shopping, just came upon it and decided lets try). the house is built in 1946, single storey, 1 bath, 2 bedrooms, living room with fire place, kitchen with cabinets, electric stove, dishwasher, no refrigerator, with a small window to living room and door to back yard, dining area is medium size about (10 by 10 feet or less) and opens into a washer dryer room (neither is present). back yard is large and drops off steeply into the river. A shed is out in the back yard. Finally the garage has been converted into a room so there is no garage. I can describe much more in detail but for now 2009 Dallas county appraisal puts house about $20000 less than what the seller is asking for. Neighborhood is very small (about 4 streets) historical district, surrounded by some very low income and perhaps even higher crime neighborhood. But these streets have houses ranging from about 80 k to 220 k.
Q: how do i determine a reasonable price to quote, whne I expect there is some work to be done on this house when I move in?

I have started working my QH a lot more now that he is boarded so close to my house. Right not his heel is sore, but once we correct his shoeing he should be sound again soon.
We barrel race, and I plan to take him to several competitions this season. I also plan on just doing routine one-hour exercises throughout the week every week.
I want him on a feed that will give him enough calories and energy to supplement his level of exercise.
Right now he is on Purina Equine Senior, because he was overweight and that food is so easily digestible. He has lost a good amount of weight, and he is perfect now, but I dont want him to keep losing weight so I am now mixing a quarter scoop of Purina Country Acres Pellets in with his 1/2 scoop of Senior.

I am really curious where and how a particular person got the attitude that she has ok so she thinks that in order to be cool you have to be a certain way here it is she thinks that if you are not “normal” you cannot be around her, she claims to be a liberal but thinks that gays are disgusting and don’t deserve equal rights, she thinks that in order to be good you have to be religious and if you don’t believe in god or something you are not normal and thus not cool but she is into wicca but doesn’t think its cool to do anything about fundys or criticize the Christian religion, she thinks that you have to do certain things like eat a certain way and that you always have to be proper, and gets all bent out of shape if you have clothes on that don’t match or sleep in your clothes or have clothes that are a little bit dirty, she doesn’t really like black people or run down places that she claims they live in but lives right across the street from a “ghetto” on what she calls the ritch side but she gets wellfare checks and doesn’t have or want a job (i am not complaining with this one who wants to be a conformist) looks better and is a little more expensive but Pine Grove Ave is not a magical barrier that keeps the “savages” as she calls them out and walks over there everyday almost complaining about it. She sings a little tune about the being in “the ghetto” while walking there. She gets all angry a lot if you don’t conform to “her ways” and she seems to have a cult following of a couple people who shes “Changed” for what she calls the better. Me and my parents have dealt with her a lot since I used to live downstairs from her. She will make you sit through an hour of classic rock (I hate classic rock more than any other kind of music) and she claims not to be an alchoholic but is drunk almost all the time, but she is also helpful and has good qualities sometimes she prevented me from being homeless for three days by taking me in when some crackheads took over my apartment thanks to my roomate. Is there a location somewhere where most people are like this.
